Job Description:


This is a GREAT OPPORTUNITY to become a leader in a great company and growing corporation.


The Project Manager manages construction projects as the Owner's representative. He/She would provide world class customer service and management of building construction and renovation projects to include design, construction acquisition, construction, construction closeout and post construction issues. The Project Manager is responsible for timely completion and financial outcome of construction projects in a team environment that includes the Owner, design professionals (architects and engineers), project inspectors and other team members. Finally he/she would ensure Owner satisfaction and overall success of assigned projects.



Responsibilities:



  • Provides design reviews, inspection and project management on in-house, contract, job order, and State contract projects, utilizing TAMUS design specifications as well as all necessary state and national codes

  • Provides effective construction management of assigned projects by coordinating all pre-construction and construction activity on these projects, including project design, development of construction documents, preparation of project estimates and budgets, receipt and evaluation of project proposals, site observation of construction, budget and schedule management, project close-out and post construction issues such as warranty or latent defect claims.

  • Coordinate preparation of project scope, design and review of construction documents for accuracy and completeness.

  • Ensure Federal, State, and local laws and codes concerning health, safety, and the environment are strictly adhered to in the programming, design, and construction of construction projects.

  • Committed to continuously improving the quality and value of service provided to customers. Strives to exceed customer expectations by ensuring all communication to customers is responsive, respectful, and solutions-oriented.

  • Reviews all project designs and estimates from outside Architect/Engineers ensuring construction value and design compliance with TAMUS system, and Tarleton “Purple” Facility design guidelines

  • Develops and details cost estimates utilizing R.S. means cost and recommends the best option for in-house construction, contract projects, and facility maintenance related projects.

  • Prepare construction and budget estimates, construction schedules and preliminary floor plans or sketches for renovation projects.

  • Assist other internal and external project team members and customers as required to ensure projects are completed on time and within budget.

  • Works with Assistant Director and shop supervisors to develop long-range shop work load plans based upon work backlog and Facilities shop capabilities. Generates work status reports.

  • Evaluates the effectiveness of Facilities services to the campus and develops and recommends methods of improvement/expansion of these services.

  • Provides University project inspections. Reviews project change order requests against plans and specifications and recommends an appropriate decision to Director of P.D.C.

  • Manages on-line work order management system.

  • Monitors energy usage and helps develop programs to reduce energy consumption.

  • Coordinates maintenance activities occurring during nights, weekends and holidays.

  • Contributes to the effective team management of all relevant problems, issues and opportunities.

  • This job description shall include, but is not necessarily limited to, the above duties. May temporarily perform other duties assigned to maintain operations and services.


Qualifications:



  • Bachelor's Degree required, Requires a Bachelor’s Degree in engineering or construction management or a related field and with seven (7) years’ experience in facilities management. Ten plus (10+) years of experience will substitute for degree.

  • Valid Class C Driver's License

  • Project Management Professional (PMP) preferred

  • Certified Construction Manager (CCM) preferred.

  • One-year experience managing construction work or in design and planning of facilities to include field observation and management of construction projects.

  • Ability to communicate effectively in written format and oral presentations

  • Knowledge of building construction and project management methods

  • Some knowledge of Life Safety Codes, current building codes and construction cost estimating.

  • Ability to interpret building construction plans and specifications

  • Ability to multi-tasks and establish priorities

  • Ability to maintain organization in a changing environment

  • Exhibits initiative, responsibility, flexibility and leadership

  • Possess a thorough knowledge of contract administration and office procedures

  • Ability to use working knowledge of working environment to meet established goals and objectives

  • Proficient in the use of Windows based office software including but not limited to Microsoft Office, Word, Excel, PowerPoint and Outlook
